Conveyancing Fees
We have listed below our estimated fees for dealing with various conveyancing matters. We have aimed to provide you with the information to allow you to budget for your conveyancing process, however, we would ask that you contact us directly for a more accurate quote.
All conveyancing matters are dealt with by one of our qualified Solicitors who will deal with the day to day transaction. Please see our About Us page for further details of our staff.
The following estimates are based on a Property value not exceeding £1 million. For sales or purchases over this amount, please contact us for a quote.
The estimates are also provided on the basis that these are standard transactions and that there are no complicating factors. If a situation arises where the transaction proves more complicated than originally envisaged, then further costs may be incurred. These are usually calculated at our hourly rates of between £180 - £225 plus VAT. However, we will inform you if this situation arises and agree with you before any further costs are incurred.
FREEHOLD SALE
Legal fees will be between £550-£1,500 plus VAT
Anti-Money Laundering searches of £10 plus VAT per name
In addition there are disbursements to take into account such as
- Land Registry office copy entries £6
- Bank Charges of £12 per transfer
- Copy documents from the Land Registry (if required) at £3 each
- Copy certificates from GASSAFE/NICIEC/ELECSA/FENSA (if required) costs of which vary and if required we will inform you of the costs.
You will also need to take into account any Estate Agents fees which will be payable.
LEASEHOLD SALE
Legal fees will be between £600 - £1,500 plus VAT
Anti-Money Laundering searches of £10 plus VAT per name
In addition the following disbursements will need to be taken into account;
- Land Registry office copy entries of £15 (to include copies of the freehold register and plan, the leasehold register and plan and a copy of the lease)
- Bank Charges of £12 per transfer
- Copy documents from the Land Registry (if required at £3 each)
- Copy certificates from GASSAFE/NICIEC/ELECSA/FENSA (if required) costs of which vary and if required we will inform you of their costs.
You will also need to budget for;-
- The Management Company/Landlord’s fees for providing a Sales pack. The costs of this can vary greatly depending on the Management Company/Managing Agent or Landlord.
You will also need to take into account any Estate Agents fees which will be payable.
FREEHOLD PURCHASE
Legal Fees will be between £650 - £1,500 plus VAT
Anti-Money Laundering searches of £10 plus VAT per name
In addition you will need to take into account the following disbursements
- Land Registry Fee between £20 - £910 depending on the value of the Property and whether the Property is already registered or requires a First Registration. These fees are set by the Land Registry.
- Search Fees - of approximately £300. The exact amount will vary on the location of the Property as the Local Search fee will be set by the Council in which the property is situated. The water and drainage search fee will also vary depending on the location of the Property as these fees are set by the water provider.
- Official Searches between £3 - £7 for up to 2 individual purchasers
- Bank charges of £12 per transfer
You will also need to take into account:
- Stamp Duty which will vary depending on the value of the Property and what type of Buyer you are e.g. a First Time Buyer or an investor.
LEASEHOLD PURCHASE
Legal fees will be between £750 - £1,750 plus VAT
Anti-Money Laundering searches of £10 plus VAT per name
In addition you will need to take into account the following disbursements;-
- Land Registry fee between £20 - £910 depending on the value of the Property and whether it is an existing registered Lease or a new lease
- Search Fees of approximately £300. The exact amount will vary depending on the location of the Property as the Local Search fee will be set by the Council in which the Property is situate. Similarly, the Water & Drainage search will vary depending on the water provider. The water and drainage search fee will also vary depending on the location of the Property as these fees are set by the water provider.
- Bank Charges of £12 per transfer
- Official Searches between £3 - £7 for up to 2 individual purchasers
You will also need to take into account;-
- Stamp Duty which will vary depending on the value of the Property and if there are any available reliefs e.g. First Time Buyers relief
- Notice of Transfer and Charge fees/Deed of Covenant Fees/Certificate of Compliance Fees. These are set by the Management Company/Managing Agent/Landlord. The costs of these can vary enormously and we will not know these fees until we have received the details from the Sellers solicitors.
RE-MORTGAGE
Legal Fees will be between £300 - £500 plus VAT
Anti-Money Laundering searches of £10 plus VAT per name
In addition you will need to take into account;
- Land Registry office copy entries - £6
- Bank Charges of £12 per transfer
- Land Registry fee between £20 - £125 depending on the value.
- Official Search Fees of £7 based on two individuals.
Please note that your new mortgage company may require us to carry out searches in which case the costs will be approximately £300. The exact amount will vary depending on the location of the Property as the Local Search fee will be set by the Council in which the Property is situate. Similarly, the Water & Drainage search will vary depending on the water provider. Alternatively, your Mortgage Lender may be satisfied with a “No Search” indemnity policy. The cost of such a policy will vary depending on the value of the Property.
Matters which might arise which may not be included in the above or may attract additional fees include:-

Unregistered titles
Arranging Indemnity Insurance Policies
Dealing with second charges and restrictions noted on the title deeds
Dealing with Help to Buy Agencies
